A LARGE apartment complex for older people could be built at land at a St Asaph former hospital site.

Applicant David Wilkinson of St Asaph-based Pure Residential and Commercial Ltd has applied to Denbighshire County Council’s planning department, seeking permission to build 51 apartments for people aged over 55.

The plans also include proposals for five town houses for general occupancy at the 0.79 hectares of vacant land at the former HM Stanley Hospital on Upper Denbigh Road, at the eastern edge of St Asaph.

The apartment building complex will include 71 parking spaces for residents and visitors as well as four disabled spaces.

The proposed five town houses will each have two off-road parking spaces, and each property will have one electric vehicle charging point.

A planning statement explained no green land would be lost and that the area had been used as a construction compound and storage area.

Consequently, developers say landscaping would improve the environmental look of the area.

“The existing land comprises hard-standing and bare earth in the main, with a few patches of species of poor grass, and there are no trees or other landscape features or habitats of ecological importance within the site,” the document reads.

“Therefore, the proposed new development will not result in the loss of any green infrastructure, and thus the new proposal will offer a betterment over the existing position in respect of green infrastructure.”

The plans will likely be discussed at a future Denbighshire planning committee meeting at the council’s Ruthin County Hall HQ.
