The plans, which would see the bottom of town filled with almost 20 shops, a new Tesco supermarket, a licensed restaurant and car and coach parks, have been met with mainly positive feelings in Denbigh, though some residents have expressed concern over the increase in traffic on Vale Street.
Peacock and Smith Ltd, acting for supermarket rival Morrisons, submitted a 13-page report against the proposed retail park saying that Cathco's submission "does not demonstrate there is a need for a retail scheme of the size and scale proposed.
The impact on other convenience and comparison facilities in the town centre would be significant and could result in closures, reducing further the vitality and viability of the town centre."
Planning officers recommended approval of Cathco's plans subject to 40 conditions including one that would see the developers paying £70,000 each year for five years towards a bus service to the town centre.
At the time of going to press a decision had not been made, but Cathco's property director Nigel Dick said: "This has been a long time negotiation for us and we are hopeful that it will get the committee's approval."
