A COUPLE who over the years have refurbished their house, turning it into a lovely, contemporary family home, have now placed the property on the market.

The well-presented house at Erw Goch, Ruthin, is open to offers in excess of £230,000 through agents Beresford Adams of Ruthin.
Ian and Carolyn Bown and their daughters Rhiannon, 20, Nicola, 18, and Sarah, 16, moved into the house 13 years ago.
W
hen they arrived, the property had already been extended over the garage, said Ian, a chartered building consultant.
But the couple have upgraded and opened up the property in stages over 12 years, and one of its outstanding features is now the L-shaped family living area which extends across the back of the house.
This spacious kitchen/dining/family room measures about 27ft to a minimum of 9ft and a maximum of 15ft.
There's Karndean flooring throughout and the kitchen area, which has been newly fitted, overlooks a patio area and rear garden which can be accessed from the dining area through double-glazed French windows.
Completing the spacious layout downstairs are a lounge (about 15ft by 12ft), a wc, an entrance hall, a reception room/ study and a utility room.
Upstairs there's a master bedroom and en suite featuring a bath and electric shower over, hand basin, wc and vanity area, together with three further bedrooms and family bathroom. The bathroom includes a hexagon-shaped bath and electric shower over, hand basin and wc.
Mr Bown says that the changes in the house were not carried out with the intention of selling the property but it suits the family, who want to move to the Chester area for work and study reasons, to reside across the border at this time.
"No doubt when it suits we will come back to the Vale," said Mr Bown who has played rugby for Ruthin and has strong ties to the area.
The property is in an elevated position on a popular estate, with views to both Ruthin and the Clwydian range of hills.
It has double glazing and gas fired heating. Outside, two driveways providing ample off-road parking, and the front garden is mainly laid to lawn but has a raised boundary planted with shrubs and trees.
The rear garden is mainly laid to lawn but there's a gravelled area with sleepers, gravelled borders planted with trees, planted rose bed and the patio area. The property also has a storage shed.
p Viewing is through Beresford Adams of Ruthin. Tel: 01824 702563, fax: 01824 702993, e-mail: ruthin@beresfordadamscountrywide.co.uk
