Denbighshire County Council has put in a planning application to build new homes in the heart of the Vale of Clwyd.

The plans would see 22 affordable houses built on land at Lodge Farm adjoining Tan Y Sgubor in Denbigh

Construction will take place on a site measuring  0.92 hectares  located to the west of Denbigh with it being bounded by the B5382 Ffordd Coppy to the north-east, Tan Y Sgubor to the south-east and Ysgol Pendref, a primary school, to the south-west.

The houses have taken inspiration from the design and character of the architecture in Denbigh so as to be in keeping with the town according to the council.

A report to planners said: “The new homes will be attractive, of low maintenance, meet the climate change agenda and be adaptable to meet future lifestyles and technologies throughout the life of the building.

“The house design has been developed from detailed character analysis and is designed to sit within its context. The density, height, type and form of properties are designed to fit into the immediate surrounding environment.”

The development will be made up of 18 two bed houses and four four bedroom properties.

The two  bed properties have an area of 82 square metres and are two stories in height.

While the four bed properties are two and a half storeys in height, with the top floor located within the roof space and will have a gross internal area of 112 square metres.

A spokesman for Denbighshire County Council said: “The development proposed for land above Tan y Sgubor will help us to deliver the commitment to provide an additional 170 council homes in Denbighshire by 2022 which was made in the council’s Corporate Plan. The land was originally allocated for new homes in the Local Development Plan for Denbighshire which was adopted in 2013.”
