The nearest town of Welshpool is less than 2 miles distant and nestles into the upper reaches of the Severn Valley near the border between Wales and England. Traditionally an agricultural service centre, Welshpool possesses the largest sheep market in Europe. The area is an ideal central base from which to explore the surrounding countryside and offers the opportunity to witness the historical significance and the many attractions of the borderlands. The Welsh Marches are steeped in history and all along the border castles and fortifications stand imposingly overlooking the surroundings. There are many activities and attractions in and around the area including Powis Castle, a narrow gauge railway, and local museums together with rural pursuits including walking, golf, fishing, cycling, horse riding, quad trekking and fascinating wildlife.

The B4388 conveniently joins directly with the A458 which connects to Shropshire's county town of Shrewsbury. The A483 connects in a northerly direction to Oswestry continuing onto the A5, and in a southerly direction to Newtown. Arriva Trains Wales operates services from Welshpool between the coastal towns of Pwllheli, Barmouth and Aberystwyth and Shrewsbury (Shrewsbury operates services to London, the quickest taking only 2hr 31 and to Birmingham, taking 1hr 35). Welshpool is served by Mid-Wales Airport which can provide chartered flights across England and Europe. London/ Dublin can be reached in just 50 minutes, whilst Geneva takes just 1 hour 50 minutes.

Little Hope offers a fantastic opportunity to continue running a highly successful Bed & Breakfast business which provides three en-suite bedrooms, a guest's lounge, a dining room and a dedicated kitchen. The property has been purposely designed by the owners, to provide a modernised three bedroom period cottage for their own occupation which has extensive ground floor living. Equally the configuration of the property would allow for two co-habiting families.

The original part of the property is believed to date back four hundred years and retains many character features such as exposed wall timbers, beams, two Inglenooks and trusses. The staircase, floorboards and some internal doors are also noteworthy features.

The original cottage briefly comprises; front porch, principle sitting room with brick Inglenook fireplace and dual fuel cast iron burner, library with plastered Inglenook and small study positioned behind that. The morning room acts as the hub to the ground floor, being the link between the old and new sections. An oak framed picture window looks through to the dining room with an enclosed staircase and access to the boot room and two connecting store rooms (potential for conversion to a self-contained annex, incorporating the study, which has bathroom plumbing). There is a second study just off the entrance hall with triple fitted cloakroom/robes. A wide staircase ascends the main landing area with two windows and two Velux skylights. There are three, well-appointed double bedrooms, the one to the far end has an en suite bathroom; the other two have en-suite shower rooms. All rooms have open front views. The en-suites have marble tiling to floors and walls and high specification fittings with double showers, wash basins and WCs. There is a guest's lounge to the other end of the landing enjoying views to the Breidden Hill, (potential for an open fire), WC / Store (with stepped access to attic space). The kitchen has a Velux skylight and dual aspect windows, a range of base and wall cupboards, modern range cooker, extractor hood, over, dishwasher, fridge, washer/dryer and a sink unit.

Stone return walling and name plaque, brick pillars and tarmacadam driveway approach, several coach lamps adorn the strip of lawn. There is a hedgerow to front with views. The drive widens to the front of the property providing extensive parking. There is side access alongside the property (with access for farmer to his field). To the front is a ha-ha lawned fore garden enjoying the open views, path with brick shaped retaining wall cut through the lawn dropping to a second garden area and two block sheds. Also to the front of the property is an original 30ft well with a natural water supply. To the left-hand side of the property is access through to the rear garden with lawns, brick shed, greenhouse. Directions: From Shrewsbury, take the A458 to Welshpool. Upon reaching Buttington, turn left immediately after the Green Dragon Inn which has Buttington Church on that junction. Follow the road along for approximately 1 mile and turn left (signed for Hope, there is a small post box on the left hand corner). Drive a short distance up the hill where the driveway entrance for Little Hope will be seen on the left-hand side.
